05 About

Consheng Zheng

California real estate broker

CA DRE Broker #02448502Based in Berkeley · San Francisco, San Mateo and Santa Clara counties

I'm Consheng Zheng, a licensed California real estate broker focused on small investors who own several properties across the Bay Area.

As a broker, I represent you directly when you sell or buy. My approach starts with your whole portfolio rather than a single listing, so every recommendation fits your income, your taxes and your long-term plans.

More about my approach

Before I meet an owner, I study the ownership data behind their neighborhood: who holds property there, for how long, and with how much equity. That means our first conversation is about your options, not about the basics of your market.

I'm based in Berkeley and work across San Francisco, the Peninsula and Silicon Valley. Whether you're ready to act now or just want to know where you stand, I'm glad to talk.

06 Questions

Common questions

What does a portfolio review cost?

It's free.

Do I have to list a property to get one?

No. Many owners use the review just to know where they stand, and act months or years later, or not at all.

What's in the review?

A written summary of what each property you include is likely worth in today's market, your equity position, how your rents compare with the market, and the main options for each one: keep, sell, a 1031 exchange, or refinance.

How does a 1031 exchange work?

A 1031 exchange lets you sell an investment property and buy another one while deferring the capital gains tax. You have 45 days after the sale to identify the replacement property and 180 days to close on it, and the money is held by a qualified intermediary in between.

I coordinate the sale and the purchase on those timelines, working alongside your CPA and intermediary. Your CPA should confirm whether an exchange makes sense for you.

Can you help if my properties are tenant-occupied?

Yes. Many of the properties I work with have tenants. Selling with tenants in place is common, and San Francisco's tenant rules affect pricing and timing, so we plan around them from the start.

How long does it take?

Usually about a week after I have your property addresses. I'll send the written review and then go over it with you by phone or in person.
